Short-Term Housing Options in Japan — Why a standard Japanese lease isn't built for this visa — and what is

Short-Term Housing Options in Japan Why a standard Japanese lease isn't built for this visa — and what is

Japan's rental system assumes you're staying for years, not months. A 6-month, non-renewable visa with no residence card runs straight into that assumption. Here's why standard apartments usually don't work, and which options actually do.

⚠️ Standard apartment leases (賃貸) are built for 2-year stays. They typically require a Japanese guarantor (連帯保証人) or guarantor company, upfront costs of 4–6 months' rent (deposit, key money, agency fees), and often expect a residence card as part of screening. Most of this doesn't fit a 6-month visa with no residence card at all.

The Options

What Actually Fits a 6-Month Stay

Standard apartment Share house Monthly mansion
Typical contract length 2 years 1 month+ 1 month+
Guarantor required? Usually yes Usually no Usually no
Furnished? Rarely Yes Yes
Upfront costs 4–6 months' rent Low (small contract fee) Low–moderate
ID required Passport + often residence card Passport typically accepted Passport typically accepted
Fits this visa? Difficult ✅ Good fit ✅ Good fit
Share houses Private or semi-private rooms with shared common areas, built specifically around flexible, short contracts and international residents. Furnished, no guarantor, and generally the lowest-friction option to book from abroad.
Monthly mansions (マンスリーマンション) Fully furnished private apartments rented by the month, originally built for business travelers and relocations. No guarantor, minimal paperwork, and often bookable online before you even arrive.

Recommended: Cross One Room / Oak House — share-house style housing built for shorter stays without the usual key money and guarantor requirements.

Practicalities

Booking & Paying Without a Bank Account

Since you likely won't have a Japanese bank account (see our money guide), payment method matters as much as the housing type itself. Share houses and monthly mansions built for international residents commonly accept:

  • Credit/debit card payment (including cards linked to multi-currency accounts like Wise)
  • International bank transfer
  • Online booking and payment before you even land in Japan

Confirm the accepted payment method before booking — this is exactly the kind of detail that's easy to assume and costly to get wrong after arrival.

Setting Up

Furnishing Anything Extra

Most share houses and monthly mansions come with the basics (bed, kitchen appliances, sometimes linens). For anything extra you want during your stay — or need to offload before you leave — Mercari is the standard secondhand marketplace in Japan, well suited to exactly this kind of temporary, short-term need.

Frequently Asked

FAQ

Can I get a standard apartment lease if I really want to?

It's difficult but not always impossible — some agencies specialize in "no guarantor" listings for foreigners. In practice, the guarantor requirement, upfront costs, and 2-year contract structure make this a poor fit for a 6-month, non-renewable stay, and most people in this situation choose a share house or monthly mansion instead.

Do I need a residence card to book a share house or monthly mansion?

Generally no — a passport is typically sufficient for identity verification with providers built for international and short-term residents. Confirm the specific ID requirements with your chosen provider before booking.

Can I book housing before I arrive in Japan?

Yes — most share houses and monthly mansions built for this kind of stay support online booking and payment in advance, which is useful given you'll want housing sorted before or shortly after landing.

What happens to my housing if I need to leave before my 6 months are up?

Check the specific cancellation policy before booking — this varies by provider. Flexible, short-contract housing generally has more forgiving cancellation terms than a standard lease, but terms still differ significantly between providers.
